General
Plans On Demand is Australia's premium marketplace where verified Australian architects and building designers upload and sell their architectural house plans to homeowners and builders.
Volume builders are great if you're happy with one of their generic standard designs. However, many homeowners want something better, a home that actually suits their block, looks different from their neighbours, and still feels like their home.
Good design doesn't have to add to the construction cost. Plans On Demand gives you professional architectural plans from independent designers at a fraction of the cost and time of full custom design. You get better quality design and more choice than a volume builder, without the long wait and high fees of a full architect commission.
About the Plans & Tiers
Choose based on your stage and state:
High-level concept plans including a site plan, floor plans, basic elevations and 3D renders. Ideal for early ideas, pre-application meetings with council, real estate marketing, or testing feasibility on your site.
Detailed architectural drawings designed for submitting for planning approval (called a planning permit, development approval or planning consent, depending on your state). Includes a site plan, floor plans, coloured elevations, shadow and privacy diagrams (where required), site coverage and private open space calculations, a materials schedule, local council requirements and 3D renders.
The most complete package, and the set your builder builds from once the plans are adapted to your site. Includes everything in the Permit-Ready Drawings tier plus detailed construction drawings, dimensioned floor plans, sections, typical construction details, window and door schedules, and a reflected ceiling and electrical plan. All files delivered as watermarked PDFs.
It means the drawings are detailed enough to submit for a planning permit or development approval in your local area. Your designer coordinates the site-specific engineering, energy report and other reports needed before construction begins.
Conceptual Packs are ideal for inspiration and early planning, and Permit-Ready Drawings for submitting for planning approval.
Full Construction Sets are the most detailed and complete, and are the set your builder builds from. Once your designer has adapted them to your site and coordinated the engineering, soil report and energy report, they go to your building surveyor or certifier for building approval.
No. All POD plans are delivered as watermarked PDFs. PDFs are the industry-standard deliverable for council submission, building surveyor review, and on-site construction. Your builder, certifier, and surveyor all work from PDF sets.
If your project genuinely requires editable CAD files (for example, your structural engineer prefers to work in CAD, or your local designer needs them for major site-specific modifications), contact the original designer directly using the contact details provided on your purchase confirmation. CAD release is at the designer's discretion and may incur a separate fee, arranged between you and the designer directly.
In most cases, yes. Plans on POD are tagged with their primary site type (Designed for Flat Blocks, Designed for Sloped Blocks, or Suits Both) to help you find the closest match for your site. The detailed adaptation to your specific block, whether that's working with a slope, narrow frontage, or unusual orientation, happens in the next stage of your project with a local designer or builder who tailors the architectural plan to your site, council requirements, and structural conditions.
If you're confident a plan suits your site, Permit-Ready Drawings are the usual choice to take to your designer or builder. If you're not yet sure, the Conceptual Pack is a low-cost way to share a design with your designer for a feasibility check first.
Licensing & Usage
You receive a single-build residential licence that allows you to use the architectural plans for the construction of one single residential dwelling on one specific site only.
The plans remain the intellectual property of the original designer. Your designer adapts the plans to suit your exact site conditions, local regulations, engineering requirements, soil reports, energy report, and planning and building approvals.
Once you enter your site address during checkout, the licence becomes tied to that specific site. It cannot be transferred to another property or used for multiple builds without purchasing an additional licence.
Yes. We recommend engaging the original designer to modify the plans for your specific site. They are the most familiar with the drawings and can efficiently adapt them to your requirements. Adaptation is a separate service the designer quotes directly, based on your block and council requirements.
No. Each purchase is a single-build licence tied to one specific site address, which is printed into every sheet's title block at delivery. To build the same design at another address, you'll need to purchase an additional licence for that site.
Each licence is linked to the address you nominate at checkout. If you need to change it before the plans have been used (for example, if your land purchase falls through), contact us at info@plansondemand.com.au before using the drawings. Changes are at our discretion, may need the designer's consent, and are only confirmed in writing. Once the plans have been used for that address, the licence can't be moved. If you sell the land, the licence doesn't pass to the new owner, who would need their own licence.
Planning & Compliance (Australia-Wide)
Yes. Your project will still need site-specific structural engineering, a land survey (feature and level survey), an energy report, soil/geotechnical reports, and council or building approvals for your local area. You don't have to organise these yourself. Once you engage the designer for site adaptation, they typically coordinate the process: obtaining quotes from external consultants, liaising with them on your behalf, and reviewing the returned documentation in preparation for submission to your building surveyor or certifier. Fees for adaptation are quoted separately by the designer.
Plans on POD are designed to the edition of the National Construction Code (NCC) in force in the state they're designed for. Your building surveyor or certifier confirms compliance for your site as part of building approval.
Buying & Delivery
Yes. You'll need a free account to buy a plan. It only takes a minute to set up, and your Purchases dashboard keeps your plans ready to download at any time.
Yes. Every plan page shows the renders, watermarked floor plan and elevations, along with the minimum block width and length the design needs, so you can check it suits your block before you buy.
Yes. Verified Builder Partners can buy a licence for your build address with their 10% partner discount.
It depends on the designer. Each designer chooses whether their plans are available nationally or only in the states they're registered in, and checkout will tell you if a plan isn't available for your build address. Plans are designed to the requirements of a specific state, shown on each listing. If you buy a plan designed for another state, it will need adapting to your local requirements by a designer in your state, either one of our verified designers there or a designer of your choice. Digital files are available for instant download immediately after successful payment via Stripe.

We don't offer refunds for change of mind, so please review the plan details carefully before purchasing. Nothing in this policy limits your rights under the Australian Consumer Law, which provides guarantees that cannot be excluded, including where a product is faulty, not as described, or not fit for purpose.
